Spain at the center of Global capital
Reading time: ~2 minutes
At major investment forums and industry conferences, Spain is increasingly being highlighted as one of the key beneficiaries of the global reallocation of capital.
It is no coincidence that at the latest SIMA international real estate exhibition in Madrid, representatives of some of the world's largest investment funds referred to Spain as the “star of the European real estate market.”
Global Capital Is Looking for Stability
According to the UBS Global Family Office Report 2026, based on a survey of more than 300 of the world's wealthiest families with an average net worth of approximately $2.7 billion, investors today are prioritizing resilience over maximum returns.
Geopolitical uncertainty and rising global risks are prompting investors to rethink their portfolio allocations and place greater emphasis on stable jurisdictions.
For the first time in the history of the report, nearly 60% of family offices plan to adjust their strategic asset allocation within the next 12 months. Western Europe is among the regions where investors intend to increase their exposure.
This reflects a broader global trend toward diversification and the search for reliable investment destinations.
Why Spain?
Against this backdrop, Spain stands out particularly well.
The country continues to deliver one of the strongest economic growth rates among developed European economies. Forecasts indicate that GDP growth in 2026 will once again exceed the Eurozone average.
Real estate investment in Spain surpassed €18.4 billion in 2025, representing growth of more than 30% compared to the previous year and marking the strongest result since 2018.
Particularly active investors include:
• American family offices
• Asian investors
• Middle Eastern capital
• European private investors
The latter group has been especially active in expanding its exposure to Spanish real estate, viewing it as a defensive asset amid global uncertainty.
Barcelona and Costa Brava: A Focus on Quality and Long-Term Growth
Among Spain’s most attractive destinations, Barcelona remains one of the most recognized cities in Europe for international buyers.
Despite regulatory changes in recent years, demand for high-quality assets remains strong. Investors have become more selective, focusing on properties with clear appreciation potential and stable demand fundamentals.
At the same time, interest in the Catalan coastline continues to grow.
Costa Brava has emerged as one of the main beneficiaries of this trend. Limited supply of quality properties, a high level of safety, developed infrastructure, and an international buyer base continue to support strong demand for both residential and investment assets.
Real Estate Remains a Core Asset Class
Interestingly, despite the rapid growth of technology investments and the popularity of artificial intelligence as an investment theme, real estate continues to play a central role in the strategies of the world’s largest investors.
The most sought-after sectors include:
• residential real estate (living)
• student housing
• flex living concepts
• hospitality assets
• healthcare real estate
All of these sectors are experiencing strong growth in Spain.
An additional factor supporting the market is the country’s structural housing shortage. According to analysts, Spain’s housing deficit now exceeds 700,000 units, continuing to support both prices and investment demand.
Security as a New Investment Criterion
While investors traditionally focused primarily on returns when choosing a country, quality of life and security are becoming increasingly important factors.
Against a backdrop of instability in various regions of the world, Europe remains one of the most predictable destinations for both living and investing.
Spain performs exceptionally well across several key metrics:
• high quality of life
• developed infrastructure
• strong healthcare system
• stable banking sector
• ongoing improvements in public safety
This is why many investors initially discover Spain as a destination for holidays or a second residence and later begin building a full investment portfolio in the country.
Spain continues to strengthen its position as one of Europe’s leading investment markets. The combination of economic growth, strong international demand, and limited supply supports the long-term attractiveness of the country's real estate sector.
