
Turnkey luxury in Spain: why ready-to-use real estate is becoming the new standard in the premium market

Until recently, “premium real estate” and “ready-to-use property” were almost synonymous with the assumption that buyers would still spend several months renovating, furnishing and organising their new home. Today, the Spanish market is moving towards a different model: buyers are paying not only for square metres and location, but also for the ability to eliminate the time and effort traditionally associated with property ownership.
We are seeing this shift not only in private transactions, but across the wider real estate market. In the first half of 2026, investment in Spanish real estate exceeded €12 billion, representing a 59% year-on-year increase. Against this backdrop, turnkey luxury is emerging as an increasingly prominent trend.
What “turnkey” really means today
Just a few years ago, turnkey usually meant a fully renovated property. Today, the concept has expanded to encompass the entire infrastructure of ownership: legal formalities, banking and notarial procedures, utility contracts, insurance, property maintenance and, where required, ongoing property management.
In other words, the buyer is acquiring more than an asset—they are acquiring a ready-made ownership solution, without having to navigate the administrative complexities of another country themselves.
Demand reflects this shift. According to luxury real estate market data, interest in move-in-ready premium properties in Spain has increased by approximately 34% year on year.
In Barcelona, this trend is particularly evident in Eixample and Diagonal Mar, areas that consistently attract strong demand from buyers from Northern Europe, the Middle East and Latin America.
International buyers are willing to pay more for convenience
One figure is particularly revealing: in the second half of 2025 alone, international buyers completed 66,629 residential property transactions in Spain, accounting for 18.4% of all purchases.
More importantly, non-resident international buyers paid significantly more per square metre than any other category of buyer: an average of €3,242/m², compared with €1,963/m² for foreign residents and €1,839/m² for Spanish buyers.
This price difference is not accidental. It reflects the premium that international buyers are prepared to pay for time savings and reduced operational complexity—not simply for the property itself.
Why buyers are paying for readiness, not just square metres
In the premium segment, time has effectively become part of a property’s value.
International buyers are often simply not interested in spending months managing contractors, arranging utilities or navigating the bureaucracy of an unfamiliar jurisdiction—particularly when the property is not their primary residence, but one of several assets within a broader portfolio.
This explains the growing demand for properties that can transition immediately from acquisition to use: fully finished interiors, furniture, appliances and modern engineering systems already in place.
But a true turnkey solution goes further. It may include transferring utility contracts, arranging insurance, coordinating maintenance or cleaning services, liaising with property management companies and handling the day-to-day requirements of ownership.
The product is therefore no longer simply a finished home. It is a property that is ready to own, use and manage from day one.
Turnkey works differently in commercial real estate
In commercial real estate, the concept of a “ready-made asset” follows a different logic. Here, readiness is defined less by the quality of the fit-out and more by the financial and legal structure of the investment.
An investor may acquire a commercial property with an established corporate tenant and an existing income stream, or consider a traspaso – the acquisition of rights to an operating business together with its equipment, licences and commercial infrastructure, depending on the structure of the individual transaction.
The scale of investor interest in these segments in 2026 is reflected in capital allocation. During the first six months of the year, approximately €1.6 billion was invested in retail assets and a further €1.6 billion in offices, while investment in hotel real estate exceeded €2 billion, up 18% year on year.
For an investor, however, the readiness of a commercial asset primarily means having a clear and measurable investment model: the tenant, lease term and conditions, actual cash flow, licences, the property’s legal status, any outstanding liabilities, potential capital expenditure and the future exit strategy.
A high-quality turnkey commercial asset is first and foremost a property with a transparent legal and financial structure. The physical condition of the premises comes second.
Spain is becoming a market for ready-made real estate solutions
Figures from the first half of 2026 demonstrate that demand for “readiness” is not confined to one particular segment, it is becoming a broader market trend.
The Living sector attracted more than €4.5 billion, accounting for 38% of all real estate investment in Spain. Hotels attracted more than €2 billion, while retail and office assets each received approximately €1.6 billion.
For premium private buyers, the logic is increasingly similar to that of institutional investors: value is shifting away from the square metre alone and towards a complete, carefully structured ownership solution.
